How to Grow and Convert on Instagram

Engagement: The Part Most Agents Skip
Posting without engaging is like hosting an open house and then standing in the corner. You need to show up in conversations.
Reply to every comment. Even a brief, genuine response signals to the algorithm that your post is creating connection, and it makes people feel seen.
Reply to DMs promptly. Instagram increasingly surfaces accounts that have active DM conversations. Treat your inbox like a lead queue.
Engage before and after you post. Spend 10–15 minutes engaging with other people's content before you post and right after. Like, comment meaningfully (not just "Great post!"), and respond to Stories. This tells the algorithm you're an active participant and helps surface your content.
Use interactive Story features. Polls, question boxes, quizzes, and sliders all generate engagement and keep your audience involved. "Would you rather have a bigger kitchen or bigger backyard?" might seem simple, but it generates responses and keeps you top of mind.
How Many Hashtags to Use
Instagram itself has suggested using 3–5 targeted hashtags over flooding a post with 30. While 30 hashtags were standard advice for years, the platform has moved toward rewarding relevance over volume. A good range today is 5–15 hashtags, chosen deliberately.
Tracking What Works: Using Instagram Insights
If you have a Creator or Business account (you should), you have access to Instagram Insights. Check these metrics regularly:
Reach tells you how many unique accounts saw your content. This is the growth metric.
Impressions counts total views, including repeat views.
Saves on feed posts indicate that your content was valuable enough to revisit — a strong signal.
Shares mean people are distributing your content to others. Prioritize content that gets shared.
Profile visits and follows from individual posts show you which content converts to new audience.
DMs and link clicks measure direct lead activity.
Review your top-performing posts monthly and look for patterns. What topics resonate? What formats drive follows? What time of day worked best? Let your own data guide your strategy rather than generic advice.
A Note on Authenticity
The most effective Instagram strategy is one you can maintain, and one that genuinely reflects who you are. Audiences are sophisticated. They can tell when content is phoned in, overly scripted, or template-driven.
Your differentiator isn't your brokerage or your access to listings. It's you: your market knowledge, your communication style, your values, the neighborhoods you love, the way you show up for clients. Let that come through. The agents who build real followings on Instagram are the ones who use the platform to express a genuine point of view, not just push content into a feed.
Start with one format. Get consistent. Pay attention to what your audience responds to. Then expand from there.
Building an Instagram presence takes time, but the compounding effect of consistent, quality content is significant. Agents who committed to the platform two or three years ago are now fielding inbound leads from people who've been watching their content for months, and already trust them before the first conversation.
That pipeline doesn't happen overnight. But it does happen.
